Planning on building a small extension on a budget? One effective way of achieving that is splitting the work for 3 tradesmens. I will excavate and pour footings, brick/block work to DPC , compact type 1,sand blinding, DPM , Floor insulations, DPM again and concrete normally to a brick below your finished floor level to allow for final screeding at the end. In other words I would provide your complete groundworks to DPC level with all service/drainage alterations ready for a bricklayer to start. After me You would need a bricklayer to build the walls and install doors and windows, a roofer to build the roof and that is all You need to create a shell – extension at its watertight stage with roof on and windows but internally untouched. Sounds interesting? It definitely is as You have just avoided a so-called middle man . Let’s talk about the numbers! Just as an example an extension shell that would cost around £60k by 1 contractor, when done right and splited for 3 trades to complete , the groundworker, bricklayer and roofer would cost You around £30 – £35 K.
